September’s overall median sale price was $770,000, down 4% from a year ago. Single-family homes came in at $848,000, unchanged, while condos were $540,000, down 1%.

There were 869 active listings, 222 closed sales and 135 new pending sales. Those were down 11%, 6% and 43%, respectively, from last September. Homes that sold averaged 43 days on the market.

The takeaway: the overall median and the single-family number aren’t moving the same way. Your home type and neighborhood still matter more than one valley-wide headline.
